For all the talk of how the Geauga Lake property has been redeveloped, the TIF, the impact on schools and fire, etc., many of the people Iāve spoken with have never actually been to the new property. In this article Iāll do a short walkthrough of my recent visit to the Bainbridge side. The Aurora side of the lake is completely fenced off as they begin work on the new Aurora Park (expected to complete Phase 1A sometime in 2026). As of July, Phase 2 is planned to begin in 2026 and Phase 3 in 2029
The Overall Vision for Geauga Lake
Most of the property is owned by Industrial Commercial Properties LLC (ICP), a real-estate development company headquartered in Cleveland. The land has been classified as āmixed-useā to allow both commercial and residential development throughout the grounds. The current high-level vision is shown in the image below.

Currently as of November 2025 the Menards has seen no progress and the Meijer is under construction and should open in 2026. The Menards was originally planned to open is 2022 after being purchased in 2020. The Meijer structure of the building is up and workers are now focusing on the interior.
The residential property on the West side (Bainbridge side) of the lake are nearing completion. The 330 multi-family units are owned by Vision Companies (VC) and the development is called VC Park at Geauga Lake.
As mentioned above, the Aurora Park will occupy the East side (Aurora side) of the lake near the massive Pulte residential developments. Work is beginning and the initial phase of development is planned to be open to the public in 2026. Eventually this park will rebuild and expand many of the original Sea World buildings on the site and should be a great place for people to visit.
There is still 95 acres of land available to other developers. Some of this land will be used for a senior focused, condominium-style, series of 79 units called Lakeview Villas. The concept for the Villas was introduced to Bainbridge Township in Feburary of 2025 as an āactive adultā community of mostly single floor homes. There will also be a clubhouse, pool, pickleball country, and other amenities. Construction on the new development can not begin until Big Dipper Road is complete.

The VC Park is partially open and as of our last visit some of the homes had occupants even though construction in some areas is ongoing and temporary fences are erected in many places.

Units are available for lease and you can visit the on-site leasing office to tour the property and see the various apartment layouts. The apartments are animal friendly and range for studio to 3 bedroom and the layouts are also able to be viewed on the developmentās website.

There are many amenities already operational at the site, including a beach volleyball court, swimming pool, lots of lounge chairs, firepits, and communal grills.

Future Work
As you can seen in the overall vision drawing there is planned to be a walking route around the entire lake eventually. Currently though, areas of the old boardwalk are blocked off and in need of some serious repair.
